SANIBEL ONE POLICIES AND PROCEDURES

 

DOWN PAYMENT: To confirm your reservation a down payment of $300.00 or 30% of the gross rental rate (whichever is greater) plus $185.00 for less than 28 day stays and $485.00 to $520.00 for 28 day or longer stays will be required. The down payment is required at the time of booking your reservation to confirm your accommodations. The down payment is applied to your rental rate upon receipt of final payment. Upon arrival, a credit card imprint will be taken and you will be required to sign and return with your final payment a credit card authorization to cover extraordinary cleaning, laundry beyond normal usage (2 washer loads), long distance telephone charges (Local calls are Free), lost or unreturned keys and excessive utility expenses, including but not limited to plumbing problems caused by neglect.

ACCOMMODATION PAYMENTS: Once the down payment is paid, the payment for the balance of your accommodation is due sixty (60) days prior to your date of arrival for accommodations rented for less than twenty­ eight (28) days and ninety (90) days prior to your date of arrival for accommodations rented for twenty eight (28) days or more. FINAL PAYMENT IS DUE BY CHECK OR WIRE TRANSFER ONLY. PLEASE NOTE PAYMENT DATE. YOU WILL NOT RECEIVE ANY FURTHER NOTICES. Final payments over $8,000 will be due half 90 days prior to arrival and balance 60 days prior to arrival.

TRAVEL INSURANCE: Sanibel One offers optional travel insurance for your vacation. If you do not wish to have travel insurance please deduct the trip insurance amount from your final payment and sign below. For detailed information on travel insurance please refer to the "Lodging Protection Plan" included with your confirmation. Please note that if you are booking during hurricane season, trip insurance is strongly advised as it would cover your trip cost in the event of a hurricane.

HURRICANE POLICY: If you are traveling between the months of May and November, please note that this is hurricane season. We strongly encourage you to purchase trip insurance to protect your investments, as owners are not required to rebate rent in the event of a voluntary or mandatory evacuation.

Students under age 25 who are unaccompanied by a parent are not permitted and will not be allowed to register. Any reservation obtained under false pretenses will cause a forfeiture of all amounts paid.

Sanibel One cannot be held liable for any acts of nature or occurrences beyond our control. No rate adjustments will be made.

CHECK IN/CHECK OUT TIMES: Check in time is after 3:00 p.m. and check out time is by 10:00 a.m.

DEPARTURE DATE: If you fail to check out on the departure date of your confirmation by 10:00 am there will be additional charges. A housekeeping charge of $75.00 for a trip to an accommodation when they are not able to clean. And a minimum per night rental charge of $500.00 plus sales tax for staying beyond your departure date.

CHECK IN LOCATION: Check in will be at Sanibel One, 1633 Periwinkle Way, Suite G, Sanibel, FI33957. If you arrive before or after business hours your keys and directions to your unit will be placed in a lock box outside our front door with your name on the package. Combination for the lock box is 1-6-3-3. If for any reason you have a problem a telephone is located above the lock box with emergency numbers posted.

CANCELLATION: If you cancel your accommodations within ten (10) days of reserving, full refund. If you cancel your accommodations more than ten (10) days after reserving it all monies received are forfeited.

INTEREST BEARING ACCOUNT: All deposits, prepayments and any other prepaid monies may be placed in an interest bearing account. The guest understands and agrees that interest earned on these funds will accrue to Sanibel One, LLC.

MAXIMUM OCCUPANCY: The unit premises can be occupied by no more than the maximum number of persons as indicated on your confirmation. This occupancy limit cannot be exceeded without the consent of Sanibel One as agent. For purpose of this agreement, occupancy is defined as any overnight visitor at the unit. Guest agrees that any occupancy in excess of the maximum occupancy limit specified may be treated as trespassers and can be removed from the unit. In the event the maximum occupancy limit is exceeded, guest agrees to let the owner, owner's agent or the condominium association; remove them from the unit and retain all deposits and rates whether earned or unearned.

KEY CONTROL: Keys lost or not returned may make it necessary to re-key the locks at your expense. ALL KEYS MUST BE RETURNED TO SANIBEL ONE WHEN YOU DEPART. There will be a minimum charge of $ 10.00 per key for all keys not returned to Sanibel One. 

MAIL: Please have any mail you will receive addressed to you in care of Sanibel One, 1633 Periwinkle Way Suite G, Sanibel, FI 33957. Sanibel One will notify you immediately. If you are staying a month or longer and in a private home you can have the mail sent to your rental home address.  Please discontinue mail forwarding 5 to 7 days prior to your departure date.

PETS: NO PETS ARE ALLOWED UNLESS THE PROPERTY YOU HAVE RENTED IS PET FRIENDLY AND YOU HAVE MADE PRIOR ARRANGEMENTS WITH OUR OFFICE AND HAVE PAID A PET FEE.

PARKING: The parking areas at the individual sites are for automobiles only. Motor homes, travel trailers, boat trailers, motorcycles, skateboards, commercial vehicles and, depending on the location of your reservation pick up trucks are not permitted.

SUBSTITUE COMPARABLE ACCOMMODATIONS: Should your confirmed unit become unavailable for any reason, Sanibel One reserves the right to substitute with comparable accommodations; however, Sanibel One cannot guarantee the rental rates. Sanibel One nor the owners we represent guarantee quiet enjoyment of the surrounding neighborhood or outside the complex you have rented.

CONDOMINIUM ASSOCIATION RULES: Your unit is confirmed with the understanding you will adhere to the rules and regulations set by individual Condominium Associations or Homeowner Associations. A copy of these rules and regulations will be included in your arrival packet.

FURNISHINGS: All of the condominium units and homes are individually owned and decorated and vary according to the individual owner's taste. Neither Sanibel One nor the owner shall be responsible for providing any additional furnishings or equipment not presently available. PLEASE DO NOT TAKE TOWELS, BLANKETS OR LINENS OF ANY KIND TO THE BEACH EXCEPT BEACH TOWELS.

SITE & UNIT MAINTENANCE: We will make every effort to reduce the inconvenience to you by expediting any necessary repairs to the unit's appliances and fixtures as well as to the amenities and common elements of the site. Guest understands any damages requiring repairs should be reported to Sanibel One's office. It is your responsibility to advise us immediately of any condition or maintenance issue that you discover in your unit upon your arrival. This will prevent Sanibel One from having to charge you for damages that were not incurred during your stay. Sanibel One may enter the premises for the purpose of affecting maintenance.

AGENCY DISCLOSURE: Sanibel One, LLC. acts as agent for the owner of the property and will be paid a fee by said owner.

The accommodation that you have rented is governed by the Florida State Statutes, Chapter 509. “The operator of any public lodging establishment or public food service establishment may remove or cause to be removed from such establishment, in the manner hereinafter provided, any guest of the establishment who, while on the premises of the establishment, illegally possesses or deals in controlled substances as defined in chapter 893 or is intoxicated, profane, lewd, or brawling; who indulges in any language or conduct which disturbs the peace and comfort of other guests or which injures the reputation, dignity, or            standing of the establishment; who, in the case of a public lodging establishment, fails to make payment of rent at the agreed-upon rental rate by the agreed-upon checkout time; who, in the case of a public lodging establishment, fails to check out by the time agreed upon in writing by the guest and public lodging establishment at check-in unless an extension of time is agreed to by the public lodging establishment and guest prior to checkout; who, in the case of a public food service establishment, fails to make payment for food, beverages, or services; or who, in the opinion of the operator, is a person the continued entertainment of whom would be detrimental to such establishment. The admission to, or the removal from, such establishment shall not be based upon race, creed, color, sex, physical disability, or national origin.”

RADON DISCLOSURE: Radon is a naturally occurring radioactive gas that, when it has accumulated in a building in sufficient quantities, may present health risks to persons who are exposed to it over time. Levels of radon that exceed federal and state guidelines have been found in buildings in Florida. Additional information regarding radon and radon testing may be obtained.

RENTAL EQUIPMENT: Sanibel One can arrange equipment rentals at the renter/guest's expense for baby cribs, highchairs, car seats, beach chairs, beach umbrellas, bicycles, etc. These items can be ordered in advance and placed in your accommodations prior to your arrival.

As renter, I understand Sanibel One and their homeowners have made a good faith effort to accurately present the properties, but shall not be liable for any inaccuracies in such presentations, or changes in the conditions of the accommodations or the surrounding environment or the condition thereof, or for any temporary defects or shortages/stoppages in supply of electricity, gas, water, or plumbing, etc., which are out of their control. Sanibel One reserves the right to substitute a like kind property if necessary.
